The Sweet spot of opportunity

Sitting at the heart of the Sci-Tech corridor that runs from Crane to Indianapolis, the Trades District offers rare, shovel-ready, blank-slate real estate in downtown Bloomington.

AN ICONIC SKYLINE

Historic structures set a cool vibe that has already drawn techies, entrepreneurs, and creatives to the startup community at The Mill. In 2021, TechPoint recognized Bloomington as a Rising Tech City.

a Regional hub for innovation

Construction begins in fall 2023 on a new 22,000-square-foot Class A office building to create a cluster of innovation around AI, machine learning, cybersecurity, bio tech, and other regional strengths.

Smart, Creative Culture

Bloomington is Indiana’s maverick blue dot, a magnet for arts and culture. We’re highly educated, and we like to have fun. We’re makers: of software, of music, and yes, even of ice sculptures with chainsaws. Talented people live and work here.

A WAVE OF MOMENTUM

Apartments. A brand-new parking garage. Two more historic renovations underway. You don’t have to risk being first. The Trades District is already more than a vision. You just have to beat the competition to the opportunity that remains.

The HEART OF THE SCI-TECH CORRIDOR

The innovation resources that lie along this corridor are formidable, and the Trades District is parked in the perfect spot. We’re outside the traffic snarl of Indianapolis . . . just down the street from the Big Red Supercomputer and the Indiana University Luddy School of Informatics, Computing, and Engineering . . . and just a short drive from the world’s third-largest naval base.

It’s just 84 miles from NSWC Crane to Indianapolis

But it’s not just that we’re centrally located. It’s that Bloomington feels creative and exciting! Smart people, great food, arts and entertainment, outdoor recreation, sports—this is a place people want to live, not just work.

A REGIONAL INNOVATION HUB

Our new $8.5 million tech center will sit in the heart of the 84-mile Sci-Tech Corridor that runs from NSWC Crane to Indianapolis. Construction starts in fall 2023 on a 22,000-square-foot Class A office building designed to meet minimum LEED Silver certification.

SHOWERS ADMINISTRATION Building

Restoration of this 18,400-square-foot historic building is underway and expected to be complete in late 2023. The developer is currently seeking business tenants.

THE KILN

Local tech founders and entrepreneurs formed a collective to buy and renovate the 100-year-old Kiln building into modern office space for tech startups. With five 1,000-square foot bays and the potential to grow upwards with additional build-to-suit stories, the Kiln will also house a local coffee roastery. Renovation began in spring 2023 and is expected to be complete by the end of the year.
